Monthly Payment

The monthly payment includes Principal & Interest (exclusive of Taxes & Insurance) for the first mortgage and second mortgage based on the following assumptions:

For properties selected with a 5-15% seller second: estimated down payment of 5%, [first mortgage APR 9.55%, fixed for first five years and then adjusts every six months based on London Inter-Bank Offered Rate (LIBOR) as published in the Wall Street Journal (index value as of December 31, 2008 was 1.775%), 7% margin, 30 year amortization], [second mortgage APR 9.08%, fixed rate, 30 year amortization, 5 year balloon].

For properties selected with a 20% seller second: estimated down payment of 0%, [first mortgage APR 10.08%, fixed for first five years and then adjusts every six months based on London Inter-Bank Offered Rate (LIBOR) as published in the Wall Street Journal (index value as of December 31, 2008 was 1.775%), 7.5% margin, 30 year amortization], [second mortgage APR 9.59%, fixed rate, 30 year amortization, 5 year balloon].

Monthly Payments above $7,000 may require larger down payments.

The monthly payment information is provided for informational purposes only. Your first mortgage loan terms will be determined and negotiated between you and your broker or lender. Your second mortgage loan terms will be determined and negotiated by you and your seller.
